We offer our rooms by the weekend or week, 1 bedroom to the entire house! We might have a room available for one night, but prefer 2 night reservations for summer weekends. We are happy to work with you in planning a special event, a retreat, or reunion activities throughout the year. The large living room is perfect for setting up a table for quilters. Arbor Hill can be reserved for a group during hunting season, and the entire house during Thanksgiving and Christmas weeks.

We welcome our guests to feel at home with us and to enjoy the peaceful country setting of Arbor Hill Bed and Breakfast. This 1860's home has been restored and decorated with lovely furnishings, plus the convenience of a private bathroom with every bedroom! Most rooms also have air-conditioning. There are 2 dining areas, plus outdoor eating or relaxing on the deck with views of hills and meadows. Guests can enjoy a large living room for reading and visiting, and also the library sitting room with many books and VCR movie tapes. Our house has 2 stairways and halls to the bedrooms which gives more privacy. We have a pond in the yard and flower gardens, plus a trail to a creek. We are located on the northeast side of Cooperstown -8 miles to the Village—an easy, one road route, 8 miles to the Opera—lovely backroads, and 14 miles to Dreams Park.
Please note that each bedroom has it's own bathroom. Bedrooms 1 and 2 are on a separate stairway which provides added privacy for a 2 room reservation. Room rates do not include 9% tax, and are payable by check or cash.
Bedroom #1—This large room is tastefully decorated with deep warm colors and rich mahogany furniture. The queen bed is a high 4 poster with lovely linens. Relax in the wing chair with a book or watch cable TV. Enjoy a snack at the table for two in the room. $125.00/night with full breakfast; $500/week, continental breakfast
Bedroom #2—Large windows, soft pastels and antique oak furniture give this room a very airy and relaxed mood. The twin brass beds can be put together to make a great king size bed! A wing chair and drop leaf oak table with 2 chairs are in the sitting area. $125.00/night with full breakfast; $500.00/week, continental breakfast.
Bedroom #3—This is a cozy, pleasant room nicely decorated with "cremes and greens", an antique walnut double bed of Uncle George and Aunt Lilly, plus other special memorabilia. $85.00/night, full breakfast: $400/week continental breakfast
Bedroom #4 —A charming cozy room with double bed, antique white wicker furniture, and lovely dusty rose and teal colors blending with the linens, walls, and decor! $85.00/night, full breakfast; $400.00/week, continental breakfast
  Bedrooms # 5 and 6—This is a suite for parents and children! The 2 cozy rooms have a joining door, plus each room has a door to the hallway, and each has their own full bathroom! The room with a queen bed has a refreshing garden decor with white furniture, the other has a bunkbed set and toys for the children. $150/night, full breakfast; $550.00/week, continental breakfast. Childcare is available at $5.00/hour.
